The residential complex consists of two interconnected building sections, each with four storeys, comprising a total of 32 residential units. The project is complemented by parking areas, shared garden spaces, and 26 private gardens.
The supply infrastructure for electricity, data and telephone networks, as well as potable water and wastewater systems, was newly implemented. For the private gardens, water and electricity connections are metered separately to ensure fair and transparent billing of consumption. Heating is provided by a central pellet boiler. Space heating in the common areas is supplied via radiators, while the apartments are heated by underfloor heating systems. The top-floor apartments are additionally equipped with decentralized split air-conditioning units. To protect against overvoltage damage, grounding and lightning protection systems were installed.
Our building services (MEP) scope included, among others:

As part of the renovation of the existing ORF Funkhaus, Section D, the building was transformed into a modern residential complex with a total of 21 apartments. In addition to the existing commercial space on the ground floor, the building was extended by one storey. Due to its heritage status, preserving the original building fabric was a key consideration during both planning and implementation.
The building was equipped with a new heating supply (district heating) and a new electrical connection. All internal utility lines were newly installed. In coordination with authorities and heritage conservation, all building and electrical systems were upgraded to the latest technical standards.
Our building services (MEP) scope included, among others:

Renewal of the entire heating system (separating supply from other ORF buildings and connection to district heating) for all new apartments

Construction of a safety stairwell according to regulatory requirements (including emergency and escape route lighting, etc.)

Installation of new elevator systems in the existing stairwells (custom designs)

Installation of decentralized air-conditioning units for all top-floor apartments and preparation for the fourth-floor apartments

The existing residential complex at Bäckerstraße 18 in 1010 Vienna was expanded with an attic and a mezzanine floor. As part of this construction work, a total of six new apartments were created in the attic. Additionally, eight further apartments in the building were completely renovated.
The existing commercial space on the ground floor continued to operate as a restaurant (INIGO); operations remained uninterrupted throughout the entire renovation phase. The building is listed, so particular care was taken during planning and construction to preserve the historic fabric.
